The 511 acre site on the edge of the capital of Sichuan province is surrounded on 2 sides by major highways, by a railroad and a government research institute and small river. The design provides for 502 single family houses, an 18 hole golf course, a community center/clubhouse and a riding stable. Elevated ridges divide the extensive level areas. Although predominantly farm land the site also has a concrete plant, a brick factory, a construction materials supplier, small workshops and scattered housing.
The design objectives included:
- Creation of buffers between the housing and the surrounding roads and railroad to reduce noise impact;
- Orientation of the housing on open space and golf course;
- Location of most of the golf course on lands that may be subject to flooding;
- Utilization of many existing ponds, suitably enhanced, as landscape features and for stormwater control;
- Maintaining the steeper slopes in an undeveloped state.
Cooperson Associates did this plan in conjunction with GMC International Architects in Chongqing.
